Rotary Building Services designed and installed The Co-operative Group’s new HQ at One Angel Square, Manchester which ranks among the world’s most sustainable buildings achieving one of the highest ever BREEAM Outstanding scores of 95.16%.

This 400,000ft2 £120m landmark building incorporating state-of-the-art building services stands fifteen-storeys high and has set the benchmark for sustainable engineering.

One Angel Square has many energy efficient features including heating and cooling the building by drawing air below the basement and redistributing it at the Earth’s local temperature. Its double-skin façade acts as a ‘duvet’ which insulates the building in winter retaining its heat, and in summer attenuates solar gain, keeping it cool.

DESIGN
Designing building services to realise the client’s aspiration for the most energy efficient building and the architect’s stunning vision was, in equal measure, challenging and rewarding. In a joint venture Rotary and SI Sealy & Associates worked closely with the client focusing on their exacting needs and delivering a state-of-the-art design.

VALUE ENGINEERING
Prefabrication was important in the value engineering process. Modularisation was used extensively for the service risers, flues, chilled beams and offsite plant assemblies for coordination and skidding into position. Value engineering featured in the design of the integrated systems; BMS, fire alarms, lighting control and smoke extract.

SUSTAINABILITY
Rotary made a substantial contribution to one of the very few BREEAM ‘Outstanding’ performing buildings in the UK. The design, construction and ultimate operation of this unique and inspirational development culminate to deliver a building in harmony with its environment.

The pure plant oil fuelled (PPO) combined heat and power (CHP) units deliver heating and free cooling, and electricity to the client. While excess electricity is exported back into the National Grid.

One Angel Square’s green credentials are further enhanced by rainwater and grey water harvesting systems, low water flow outlets, energy-efficient automatically-controlled lighting, an earthy-duct system to deliver tempered ventilation air to the building, a controlled external façade to cool the building in summer and keep it warm in winter. And the state-of-the-art BMS system monitors and controls all aspects of energy consumption within building.

Centrica Offices, Windsor

Rotary Building Services provided the full mechanical services for this build and fit-out contract on time and on budget and the tenant, Centrica, were delighted with the end result.

Work included: BMS System, sanitaryware and public health, DX system, hot and cold water systems and services, ventilation, fan coil units (heating and chilled), heating, fire safety, security and CCTV.

Halliwells Offices, Spinning Fields, Manchester

Rotary provided the Cat B fit- out for this ten-storey office building in Spinningfields, central Manchester, to provide a working office for Halliwells LLP, including new plant installation in the basement and on the roof, together with Cat B fit-out for floors two to seven and a complete fit-out of the eighth floor.


Work included: Packaged plantroom (water and gas boosting), ventilation, comms and UPS room cooling, fan coil units, boosted cold water service, BMS upgrade, hot and cold water, gas distribution, emergency power generation, UPS system, lighting and power, access control and CCTV.

This 180,000 sq ft, seven-storey landmark office development sits on the edge of St Katharine's Docks, and neighbours the Tower of London and Tower Bridge. Rotary Building Services delivered M&E services in its shell and core areas.

We joined the client' design team a year in advance of starting on site and working closely with the professional team, 3D CAD models were developed to help deliver the fully integrated and seamlessly installed M&E services. These included: ventilation, chillers, air conditioning, water services, public health, lighting, small power, CCTV, security, access control and fire safety systems.

Unity Building, Liverpool

This prestigious £60 million office development was completed on time, to programme and in line with the client’s overall cost plan.The development is a true testament to off-site pre-fabrication at its best with 50,000 ft2 of prime office space. The building services and packaged plant rooms were successfully pre-fabricated and installed with zero defects on site.

Work included: 2,400 sprinkler heads installed, 33,000 metres of pre-fabricated pipe, 4,100 luminaires installed, 7,500 metres of ductwork, 6 x 12 packaged plant room, 75% of services pre-fabricated off site, 35% less on site labour requirements and the project was delivered with no reportable accidents.

Millbank Tower, London

The key challenge for Rotary on this 1960s building project was to install and refurbish whilst tenants were occupying the office space. Despite this challenge, the project was successfully completed through strict co-ordination and phasing of works and ensuring minimum disruption to the businesses.

Work included: Replacing the existing chillers in the basement, refurbishing the cooling towers and the total refit of three floors of the tower block plus two floors of the adjacent office building.
